A roof can look even from the street while a pipe boot, flashing joint or valley needs attention. The slope and distance also make it hard to judge the material around a visible problem. A walked-roof inspection brings those exposed details closer.
The visit should begin with your reason for checking the roof: a leak, storm concern, planned replacement or an unclear maintenance history. Share that concern and any interior symptoms so the roof observations can be considered in context.
Access and weather matter. An unsafe surface or inaccessible area may limit what can be examined. Ask what was observed, what remains uncertain and whether another kind of investigation is needed.

Valleys, gutters and discharge points influence where water concentrates. Overflow and roof leaks may occur together but need different corrections.
Surface sagging, interior staining or exposed deck conditions can raise further questions. Concealed damage cannot always be measured without opening the assembly.
Keep leak dates, interior photos and earlier roof or warranty records together. An unknown roof age is still useful to state.
Mention locked gates, pets, detached structures and any known access restrictions. Do not climb onto the roof to prepare.
Ask which conditions explain the concern, what work is being considered and what the inspection could not establish.
One type of inspection does not automatically satisfy the other two.
Discuss that when arranging the visit. Access to the property or the interior symptom may be useful, especially for a leak. No one should enter locked or occupied areas without an agreed arrangement.
Weather and surface conditions can limit safe access. Describe the active leak and ask about the appropriate timing and any immediate protection needed. A free inspection request does not promise an immediate roof walk in unsafe conditions.
Ask the party requesting the inspection what documentation and qualifications they require. A general roof condition conversation may not satisfy a particular transaction, policy or warranty requirement.
