What stays and what is removed
Identify retained roof areas, moisture-related removal and repairs. An undefined allowance for “as needed” repairs makes proposals hard to compare.

Roof restoration can be useful when the existing assembly is a suitable base. Start with the roof condition before choosing a coating or comparing prices.
A roof coating forms a specified layer over a prepared roof surface. It does not make wet insulation dry, strengthen a deteriorated deck or correct every drainage problem. Those conditions need to be investigated and addressed first.
Restoration can be considered when enough of the existing roof remains sound to justify keeping it. The substrate, previous repairs and coatings, seams and drainage all affect the preparation and product choice. A lower-looking coating price is not useful if it excludes repairs the roof needs.

Identify the roof material and investigate suspected moisture, loose areas and failed details. Determine what must be removed or repaired.
Use the selected manufacturer’s requirements for cleaning, primers and adhesion tests. A coating must bond to the actual prepared surface.
Seams, penetrations, fasteners and transitions may need reinforcement or other specified work before the field application.
Coverage rate, thickness, weather conditions and inspection requirements are part of the specification, not optional details.
For a product-specific example, GAF’s aged-TPO silicone preparation sheet calls for wet material replacement and adhesion testing. It is not a specification for every roof.

Name cleaning, primer, reinforcement, seam treatment and the actual coating product. Different substrates may require different preparation.
Ask how required application rates or thickness will be verified and what conditions stop work. Include any follow-up inspection and warranty documents.
That depends on the substrate, drainage, climate exposure and the specific product system. Compare the manufacturer’s requirements, preparation and limitations for this roof rather than selecting chemistry by name alone.
An eligible coating system may include detailed leak repairs, but the entry point and affected layers need to be established first. Coating the surface without resolving failed details or wet insulation can leave the problem behind.
Any warranty depends on the issuer, approved system, preparation, inspection and terms. Ask for the exact written coverage and obligations before authorizing the work.
