Drainage paths
Check debris at drains and scuppers and note standing-water patterns. Cleaning an outlet does not resolve a roof-slope problem.

A roof can change between leaks. Keep drainage, seams and rooftop activity in view with a maintenance plan suited to the property.
Maintenance is useful when it turns a small change into a clear next action. A blocked drain, loose detail or new damage near equipment may be easier to address before an interior symptom appears. It also gives the next inspection a record to compare with.
The schedule should follow the roof system, its condition, manufacturer requirements and building use. Additional checks after severe weather or equipment work may be useful. A calendar alone does not establish the right tasks or correct an already failing roof.

Track open, loose or damaged details and previous repair areas. Use materials compatible with the identified roof system.
Look for changes around walls, equipment curbs, pipes and perimeter metal. These connections can be affected by movement and traffic.
Record new equipment, supports, service paths and damage after other work. HVAC maintenance and roofing maintenance have different responsibilities.
Identify the assembly, warranty and current defects. Existing leaks or wet material need a repair decision before routine maintenance can be meaningful.
Agree areas, access, frequency and triggers for additional visits based on the actual roof and its requirements.
Separate work completed from defects that still need approval or another trade. An unresolved finding should not disappear into the next calendar entry.
Keep the date, roof location, observed change, photos and work performed together. A simple roof plan with consistent location names can be more useful than a collection of unlabelled pictures.
Store product information, prior repair details and warranty documents with the maintenance record. Ask any contractor what records are included in its proposed service.
When a check finds an active failure, commercial roof repair can establish a defined correction instead of leaving it as a maintenance note.
A lack of visible interior water does not establish that every detail is sound. Drainage blockages, loose edges and developing damage can be worth addressing before a leak appears.
Some warranties include inspection, maintenance or notification obligations. Read the actual terms and ask the issuer what records and actions are required.
It can identify the condition and correct suitable items, but it cannot reverse wet insulation, deteriorated decking or widespread membrane failure. Those findings may require repair, restoration eligibility review or replacement.
